"We absolutely loved staying at Ocean Breeze. Clean, peaceful and private. A short walk to a local lagoon with some snorkelling. Kids loved the pool and AC. Comfortable beds. Well equipped kitchen made self catering easy. Really helpful and comprehensive house guide with local tips. Edgar was really responsive and friendly, again offering great tips on how to enjoy the riviera Maya without blowing the budget. We particularly enjoyed a trip to jardín del Eden cenote nearby (excellent snorkelling) and swimming with turtles at Akumal beach. Highly recommended." Sarah, August 2023

"This 2 bedroom penthouse in Ocean Breeze Akumal was perfect for our family. Extremely clean and in an excellent location, close to many excellent beaches, cenotes, Mayan ruins and a very safe community. "I stayed here for 2 months, it was comfortable and spacious. The apartment was clean and furnished with most of your kitchen needs. The pool and jungle setting was the perfect getaway from a Michigan winter. Mark Aston is an excellent host and Edgar was very responsive to my needs and provided me with more attention than he needed to. The local beach and cenote are just a short walk away from the unit and I walked to both almost daily. The atmosphere is relaxing and laid back. I recommend Ocean Breeze to anyone looking for a vacation rental in the Akumal or Tulum area." John, April 2023

"My wife and I recently retired and decided we’ve always loved the resort life from Playa del Carmen to Tulum Mx. and this trip we would rent a condo and not do the all inclusive thing , but instead we would live like we were locals or at least try . After , honestly 3 months of daily internet searches we ran across Mark Aston and his team of great , welcoming team members . Look , I don’t get anything from this , I just want to pay it forward ! So please consider this if your like me and you enjoy great service and welcoming folks . Maybe if you do you will enjoy the experience we did at Mark and his teams place! We rented one the condos for a month at Rivera Maya! With that we received an email for guest passes for the all inclusive resort about a half mile away at a great discounted price ! My sons a surgeon in Atlanta who needed a break and joined us for a week (even though I forgot to let Mark know) , I called Mark last minute , when I say last minute we were in the Serinis Resort at the front desk , asking Mark to please send me two more discount tickets for the resort . Which he gladly accommodated us . Anyway back to the condo. It was wonderful , with a roof top view that was unbelievable ! There were two jacuzzis that you fill up with hot or cold water and sit and relax! I loved to fill with cold water as it was nice and hot while we there! The pool was beautiful , there’s a wonderful barbecue area , in fact we spent many nights down at the pool barbecue with new friends we met from Canada and friends we met from Tulum! We are still friends with them all , and feel we will be life tine friends ! Everything was great ! Just a couple more things and I’ll close , Marks number one guy , Edgar is there as your concierge , he was there right after we got there and greeted us , and even had water delivered to us when we ran out with very little to no notice . And finally , they have a man there at least 8 hours a day , his name is Alajandro, he keeps everything beautiful ! Him and I became friends as did other guests with him . In fact he was helping me learn some Spanish as we would chat when were coming and going ! I know this was long but I really hope to see you there soon , as we are going back soon ! "My wife and I stayed here for 3 months and we didn't want to leave. It has all the comforts of home as well as being spacious, efficient and functional. The unit was clean and stocked up with most, if not all of your needs. The pool and grounds are very well maintained. Mark is an excellent and attentive host and he handled all questions and comments responsively. Ocean Breeze is perfecty situated in Akumal between Playa Del Carmen and Tulum with lots of close by amenities just minutes away. The local beach and lagoon/cenote are just a short walk away from the unit and we went to both almost daily. The Sirenis Resort is located in the same secure gated community and we enjoyed a day pass here and there for a resort experince when we wanted a bit of a change. The discount on the day passes definately made it worth while. We met many other guests there that we still are friends with today. The atmosphere is relaxing and casual. What a great experience and an excellent value. I highly recommend Ocean Breeze to anyone looking for a vacation rental in Akumal, Tulum or Playa. We will be back!" Paolo June 2022

"Absolutely one of the best places I have stayed while on a Diving trip in the 10 years! The accommodations are "top notch" and very modern. The location is perfect for the area and the pool and jacuzzi at the condominium are beautiful and relaxing. Also, having a Washer/Dryer in the unit is exceptionally convenient. Also, you will have all the information you need for a smooth check-in, as almost all questions are answered before you even arrive. And, if you have any questions, the are immediately answered by either the owner or the very helpful staff. I will ABSOLUTELY be staying here again!" Tony April 2022

"We absolutely loved this place! It is a perfectly stocked condo that met all of our needs for our vacation. It was big and spacious for just the two of us but also great to have a second bathroom so we both could use them at the same time. Mark is a fantastic host! He communicates quickly and has more info than you could need. He has a blog and perfect recommendations for your trip to be great in everything you want to do. We used his info everyday we were there. It was a really great quiet new up and coming gated community with access to an all inclusive area. If you want to stay in Akumal area then this is the place to pick. We loved it, one of the best vacations I’ve had and highly recommend Mark’s place!" Matthew, January 2022

"This is an awesome place, the view from the roof terrace is superb and we thoroughly enjoyed the lovely pool. The condo is very clean and tidy cannot fault it! All amenities are provided for cooking etc and there is a handy guide for local attractions etc. Self check-in was smooth no issues. Mark was very useful in helping us sort out a dive course and quick to respond to communications with useful advice throughout our stay, thank you. Would recommend a car staying here to access the town and local cenotes. There is so much to do nearby we were spoilt for choice. Absolutely incredible place and would love to come back one day!"

"My family and I just spent a week at Ocean Breeze Akumal. Everything was picture perfect, peaceful, cozy and very comfortable. The unit have all the basic amenities that you need for a short or long stay: secure place with guard house; near Akumal, Tulum and many beaches; car rental is a must; nice for kids for the fast internet and 2 SMART TV's, also the pool. It is a small building with few people with a nice pool, rooftop jacuzzis and hammocks. Mark is a good host even that we have a small incident with the pool lights he assist us in the distance." "We stayed at Ocean Breeze for a month and totally enjoyed our time. The hosts are very attentive - Alejandro the residence caretaker is a friendly chap, always making sure that the place is well maintained for us to enjoy the outdoor and pool area. Mark and Arturo are were very responsive whenever minor troubleshooting needs arises. Ocean Breeze is located in a safe residence within walking distance to a few small private cenotes. The beach was a tad rocky but is a nice bonus for morning or late afternoon walks. BBQ by the pool or relaxing at the roof top was also very enjoyable. There are plenty of activities here to keep us entertained during our stay. Ocean Breeze is our choice when we return to Akumal for a visit." Nic April 2021

"We had a great long-term stay at Ocean Breeze! The price point is a fantastic value and the neighborhood is quiet and welcoming. We wanted a place that felt like home, was away from the busy tourist neighborhoods, and had all the amenities we could want (including a convenience store within walking distance). We found all of that at Ocean Breeze. The trade-off for peacefulness and seclusion is that you'll need a car to get around, but for us, it was worth it. "We just returned to Canada from staying 6 weeks at this condo. First of all, it is exactly as the pictures show. It was great to have no unpleasant surprises upon entry - such a relief after a long day of travel. Our hosts were wonderful throughout the whole process. Any time we contacted them, the response was immediate. A surprising bonus was we shared how on our past trips to Maui, the condos always had beach chairs which were wonderful to have in the trunk of our rental car to use on beaches. To our surprise, new Tommy Bahama chairs were delivered to our condo a couple of days later. This made our last 3 weeks even better. Hanging out on both our condo deck and the rooftop deck was incredible. Listening to the birds sing and enjoying the tropical breezes in the morning and evening was a daily event. The A/C worked seamlessly and the Washer/Dryer unit in the suite was perfect. We rented a car this year since it was our first time visiting this region and staying off resort. We’ve now figured out how we can stay and avoid renting a car by using collectivos since it is a learning curve. Our stay at Ocean Breeze Akumal was a wonderful introduction to the Mayan Riviera. "Everything was as good or better than we thought it would be. The condo is well equipped 2 bedrooms with comfortable king sized beds, and well equipped kitchen. There is a balcony overlooking the road and jungle, great spot for morning coffee, or an evening cocktail. "Fabulous apartment in gated community near Akumal. We were 6 people in this apartment so used the pull-out sofa. The bathrooms are attached to the 2 bedrooms so this could be an issue depending on your group. The setting is beautiful; lovely jungle feeling with all the vegetation. The kitchen is great, washer/dryer too. Bedrooms massive with massive comfy beds and a big dining room table plus a lovely balcony. Pool nice but doesn’t catch much sun. Abundant bath towels plus beach towels! Small grocer on the grounds (but very limited selection). A car is necessary here for a proper shopping or restaurant going and there was always a parking space. We were here one week and it was a great base for all our excursions. We never met the owner but communicated through many friendly, helpful texts. Loved it." Rhonda, January 2020
